The Quayside, a harbourfront Grade-A commercial building jointly developed by Link REIT and Nan Fung Group blending into the green environment of the Kwun Tong Promenade and on the other side fitting well into the emerging Kowloon East CBD, was named the Gold winner in the “Best Green Development” category at the 2019 MIPIM Asia Awards. Known informally as the “Oscars of the Asian real estate world”, the Awards celebrate the most technically impressive and inventive property developments from across the Asia Pacific region.
Max Wong, Director (Project & Operations) of Link Asset Management Limited, said, “While underscoring Link’s commitment to sustainable development, this accolade also recognises our efforts to achieve our vision of creating an office property that goes beyond simply offering a traditional workplace. As an active advocate for environmental sustainability in terms of building architecture and daily operations, Link has created an urban oasis offering a soothing balance between work, life and play.”
The property boasts over 40 green features maximising the utilisation of daylight and energy saving. On its 24,000-sq-feet cozy podium garden on 3/F, there is an electricity-generating jogging track that could turn a step into a second of glow of three-watt light bulb. The newly invented air induction units cut energy consumption by 65% yet yielding a seven-fold air movement. To facilitate air flow and maximise sea views, the building’s orientation is shifted by 45 degrees, while its architectural fins tailored according to the solar movement provide shading from bright light and reduce heat load. To encourage green travelling, its 400 parking spaces are all equipped with electric vehicle chargers, making the property one of the most electric-car-friendly buildings in Hong Kong.
The Quayside has already achieved several international green certifications, including LEED Platinum precertification, a BEAM Plus Provisional Platinum rating and WELL Precertification at the Gold level.
With a lettable area of about 900,000 square feet spanning 23 storeys, The Quayside offers large floor plates, a podium garden, a three-storey retail podium, as well as a basement car park. Its various features promoting physical wellness and environmental friendliness underlie its appeal to multinational firms and major corporations. In addition to housing Link’s headquarters, The Quayside is home to renowned corporations including JP Morgan, WeWork and Gammon.
